hi, i am new to bigger pockets and have been doing a lot of rental property analyses using the tools. i cannot get a positive CoC return on any property i have analyzed. really need some help. i must be doing something wrong.

No, you're probably doing it right.  Doing it wrong would be if you bought one of those properties.
