Tax deed and liens are both specialized investments and ALWAYS need extra investigating.  That said, we have done well with Texas tax deeds.  Like most investing, study, research, and mentoring are important aspects of success.

Depending on the loan, 12% might be high for Texas.  Ease of foreclosure, good economy and population growth make it very competitive.

In Texas, it depends on the county but there is no real difference in the result.  Some counties use Constables and some use the Sheriff.  Either way the sales are always held on the first Tuesday and the Plaintiff in the suit is always one or more taxing entities.

Try checking the corporate registry at the NE Secretary of State and see if there are any owners or management listed.

How is the nbhd around Gunnison Drive for military?  Seems to be an interesting area but the prices seem to have a wide swig even for looks like the same floor plan.

Texas TREC promulgates forms for use in most real estate transactions and published them on their website.  Does anyone know of something similar for Alabama?

Now we get to the crux of the issue; an over-excited investor.  Remember this feeling.  Then use it to evaluate your position on your next deal.  Emotions are ok when you get the check, not when you are estimating what the check will be.
