Lien searches are a bit more complex than just doing a google look-up.  The county records office has everything you need if you go visit them and plan on staying a while.  If you want to not have to look up the actual records, good online searches are usually only available through a paid service.  If you are not going to do several of them or use the service on a regular basis, paying a title company to do it may be the most effective use of your funds.

1800/mo for a 350K house?  That market would scare me to death.  Rent controlled?  Overpriced?  Overpaid?  Interest rates too low? Something doesn't add up.

Welcome!  Is 52K too much to pay?  As an Image Consultant, I'm sure you understand that knowledge has value and life changing knowledge has LOTS of value.  Other side of that isdo they know something that no one else knows?  Having read BiggerPockets for a while I will say that if it really is a secret way to make money in real estate, no one shares it because then its not secret anymore.  And if someone knows about it, sooner or later it will be discussed here.  This is a very sharing community.

Mentors are a good thing.  Knowledge is a requirement to success.  Just make sure you don't spend all of your investable funds chasing knowledge and not chasing deals.  Get the basics down, do some straight deals and branch out each time so that you learn something new regularly.

Your question is too broad to answer.  First, tax sale rules are VERY state specific.  I suggest you search some of the previous discussions on here and try to ask a more specific question.  There are several great resources willing to help so I'm sure that will generate much better responses.

Tax investing is very state specific and significantly different when investing in liens versus deeds.  There are some great overview resources on this site.  You should look them over and get a feel for which type of investing you want to do and where that type applies.  Then select a specific state and market and look for someone who works that area.   Remember, tax properties are still a real estate investment.  Just because they are low priced doesn't make them a good deal; market fundamentals still apply.

I agree that market falls are usually a lagging indicator.  I would see the issue as "is this a place I want to invest now" or if I was already invested "is this a place I want to continue to hold".  The latter is the much tougher question and depends on your financial goals and position in the property.  The former is much easier.  Defining a REALLY great deal is going to be very difficult in this market for at least the next 18 months as it will be very difficult to predict where the bottom will be.

IMHO, oil will remain below $50 for the next 2 years.  It will need to move above $80 for the industry to return to an activity level that will drive people to move to Midland rather than exit there.  That is a 3-5 year period of negative growth for that area.

What peak in Austin?  I only hear that market is still on the way up.  Are there areas that are not participating?  Or just a unrealistic expectation on the increase on their part?
