The law for this is very different in each state.  Is this a Texas property? 

If you can get a title company that can process it in time, that is generally the best way to proceed since they should find any other liens or ownership issues.  And yes, the safest way is to pay the taxes at closing.

You may be able to work a deal with the owner but you cannot acquire title just by paying the taxes until the Sheriff's sale.  Remember that acquiring it before the sale, all liens are still in place.  Tax auctions in Texas (especially in the major cities) are VERY competitive and prices are high.  If you can make a good deal before the auction, it may be worth the effort. 

My experience (only about 10 properties) the quote from the state is about 8 - 10 times the amount listed at the county on a 3rd year property.

Wow those Alabama laws must be really different!  In Texas, the "contractor" you are talking about would need to be a licensed broker/agent.  How do you get around that there?

Philadelphia Sheriff has a pretty nice app to show the properties for sale.  Take a minute and do a google search for it since I cant post websites here. 

What are you hoping to use it for?   Do you have any experience in tax properties?  I did see a report a year or so ago that showed something like 40,000 properties in Philadelphia that are more than 5 years past due.  Must be pretty difficult to get one through the multiple sales, redemption periods, law suits and other hoops to get a title to a saleable property.

Any Property Managers in Mobile on your list yet?  I cant make the meeting but am sure looking for one.

Hope someone will chime in on this.  Commercial value is so use specific and MHP is such a specific use.  Why do you think it would be more valuable as something else?

Where are you looking to invest?  Texas is a Deed state meaning the county files for a judgement on the property for the taxes and then auctions the property at a Sheriff's sale.  The properties to be auctioned must be published at least 3 weeks prior to the sale. The county will also post that list at the courthouse.  You can search for the owner's and make contact with them to see if you can close a deal before the auction.  This strategy may work better in lien states where there is a longer time between the notice and the time an actual sale takes place.
