Hello, Everyone

As I am just starting in this business, I need a mentor to know more about how to sell as FSBO - all pain points and pitfalls in that way.

I am interested to communicate with someone with real experience, not just a theoretical approach. 

Please, share, what biggest problems as FSBO have you met in your practice.

I am thinking about the FSBO approach - when someone sells his home without an agent. I've found such an explanation:

"When listing a “For Sale By Owner” property, it is vital to understand that the homeowner is liable for everything and anything listed. This means that if a seller gives wrong information on the house, that seller will be held accountable by law.

And while some homeowners provide inaccurate information on purpose, others do it out of sheer ignorance.

If you are uncertain about specific details of your home, it is advisable to work with a real estate agent. This way, you can be sure that all details about your property will be professionally researched and accurately listed.

This would eliminate the possibility of your clients being disappointed during inspections and any legal problems arising further down the line."

Is that really a problem?

I am thinking about selling without an agent approach. What do you think, is it a real problem for FSBO?

"Although there are quite a number of legitimate sellers out there, many people still regard all FSBO listings as scams. This is a problem that hinders the success of most FSBO sales. Without an agent, there are huge chances that someone may try to sell a property they don't own. Buyers don't want to go through the stress of having to fix issues like this, so they'd rather just avoid them."

Please, share your experience on such cases. I would be interested to talk about it.

Hello, everyone who has experience with title companies. 

What would you recommend considering as essential criteria when selecting the Title company for the FSBO transaction?

How about to start:

1) Maintenance - PropertyMeld is a nice solution, but isn't fully integrated with PM software

2) Communication - your think it'd be easy to create a system that tracks all communications, stirring them in a reference conversation area, whether via portal, email, text and perhaps speech-to-text auto-conversion

3) PM Software Structure - why aren't there options to setup by department versus the traditional individual property managers

Interesting model! What if we have properties in different locations? We need to agree with several people who lives nearby of locations to do showings then...

Question for Property managers - what are the 3 biggest problems in the Property Management industry? 

We work on an IT startup and would like to help property management be more efficient.

There are a lot of No`s to self-showings. As I understand, mostly from people who against that way to do showings. It will be interesting to hear also experience from people who really did this type of showings. Are there really such amount of problems or they mostly come from imagination?

How many contacts leasing agent needs to do to have showings?

How many showings usually you need to do to have the leasing agreement signed?
