Especially in this current climate, your offer should be based on your projections and not emotionally concerned with the Seller's expectation. 

After all, a lot of sellers right now are asking for prices many buyers can consider disrespectful.

Give a fair offer always.

Saw the results of what a friend of mine was doing in real estate after a trip to Dubai. On my way back to the US, I thought I could this in the US. 

Reached out to my best friend: Google and I kept seeing this site called BiggerPockets, so then I got plugged into the podcast, and most guests kept recommending a book: Rich Dad Poor Dad, so I went to my second best friend: Amazon, and bought the book and read it very quickly. 

3 months later, my wife and I were Househacking our first duplex, and fast forward to today we are now investing in apartment communities. 

A lot can happen in months and those things will be compounded over the years. Never underestimate the power of small beginnings. Get started and get going!

Though I haven't included this, I'd like to add that the video walkthrough at the beginning of the lease recording tenants agreeing that there isn't physical damage to the property will go a long way when the tenants are moving out and start saying that some particular damage has "always been there".   

This rules out any amnesia from both parties!

If any of those financial advisors tell you that your idea of flipping a bunch of foreclosed homes is good, then you need to fire that advisor right on the spot!

I think many newbie investors are still struggling with wrapping their minds around solid real estate assets so diving into paper and complex real estate strategies may leave some of the seminar attendees a little confused.

Thanks for your service. 

I think that you should continue looking at deals in Houston compared to Austin. Now, the market is hot but you can get lucky and find something that makes sense in Houston or maybe on the outskirts. 

Keep on looking and I'm sure you'll find something!

Oh, this must be tough dealing with all these issues from your deployment. 

One approach is to offer her "cash" for keys, and the cash could be like she can leave right now and not pay the last month's rent but you will keep her deposit. 

The rationale behind this is you won't suffer any more losses so that you can get an agent to help you place another tenant asap.

Suing the Seller should be your last resort. 

You are better off backing out if it comes to that.

@Juan Salazar You are absolutely right to say that stocks don't have the same depreciation benefits as Real Estate does! 

Commercial assets vary so you may have to do some research on the particular asset class you want to invest in. Multifamily is big in Texas (what isn't big, eh?!). 

I think the most important thing with this kind of capital event is ensuring that you stay tax-savvy by finding a good tax attorney who is very well with Tax Strategies. You should Google Rich Dad Poor Dad Tax guy, and get the book he wrote. 

Whatever asset you decide to go it, you are on the right track to pivot into commercial real estate investing.

Frankly, 7 cap at this market cycle will be a rarity, now I'm not saying there aren't deals out there, and the overall national average for cap rates continues to compress. 

As for this deal, I think the insurance per door is a little light. 

I think a better question is: what is my cap rate for this deal and am I ok with it? You answered the former so the latter is more of an investment preference and your risk profile (aggressive or conservative).
