I think the tenant thinks the school needs to see the child's name on the lease, but I highly doubt that this is the case as the name of the parent(s) on the lease should suffice. 

Perhaps, you could write a letter as a landlord to the school board saying that the child will be living there in conjunction with the lease.

Manage the debt process as this is, in my opinion, one of the biggest risks that a sponsor needs to mitigate in the deal.

In addition, communication is key, so always maintain constant communication with all parties involved from Title folks all the way to your investors!

We typically go with a light gray color. 

Our absolute favorite is SW 7666 (Fleur de Sel) from Sherwin Williams. 

Works like a gem every time!

Find an at-scale wholesaler in your area and work with them even if you are an intern to learn the business. 

Make sure that the investor is doing a lot of deals in your area. Wholesaling is very sales and marketing heavy and those doing it at scale have a big marketing budget. Partnering with a wholesaler locally will definitely help you learn and get started.

The short answer is don't rent to anyone you're not comfortable with. Keep your "documentation" that they sent you and ignore them going forward; if there's ever any claim of discrimination you have the pictures and texts and that's all you'll need. 

 Classic line! Apparently doesn't work all the time.
