"Medium base" is another name for the commonly used bulbs' sizing.

My 2 cents...  I've had a Carrot site since 2018. "SEO optimized" does not mean it will do anything for you unless you put content out there either on your site, or that backlinks back to your site. It has to be content that people are actually interested in and clicking on/interacting with.  Just having a site really doesn't do anything for you without quality, relevant content that people are actually searching for. Carrot has a ton of pre-made blog posts that are supposed to help with content, but there are so many customers that use the exact same blog posts that it nullifies the effectiveness. Original content that people will actually consume is the way.

PPC is the fast, expensive way to rank highly, SEO is the long game: labor intensive, but worth it over time once you get traction and start ranking high organically.

Read up on the landlord/tenant laws in your state to see how much notice you need to give them and get them out of there.  Or just use an attorney. 60 days is likely plenty, but double check (30 days' notice is all that is required in most states). Mold and filth are obviously a health concern, but hoarding can be even worse due to the risk of fire and the inability to escape the house because of the clutter. Lots of liability risks for you here - you are not doing them any favors by allowing them to continue living in squalor.

Whether or not you want to be a full-time investor, or just do it while working a job that you enjoy is a highly personal decision. I invested on the side for about 12 years before I left my career to do real estate full time. You can always do the same thing until you get to a point where you either don't enjoy your job anymore, or you feel like your job has become an opportunity cost and is holding you back.

It's a beautiful thing to enjoy what you do for a living and also have the opportunity to invest in real estate. You are in a good spot, congrats!

Finding seller financed deals is simply a function of the offers you make.  When you are looking to buy any property, make 2 offers on it - a regular offer and also an offer with a seller financing component.  It's a numbers game.  Do this enough times and you will land a deal.

Also, in Zillow and the MLS, setup keyword alerts for "seller finance", "seller financing", "owner finance", "owner financing". This will occasionally return some listings with that verbiage listed in the description.

There are lots of ways, you just have to think outside of the traditional financing box. Private money, hard money, owner financing, subject to, syndication, lease options, etc.  Commercial loans through small banks or credit unions may be an option as well.  Check with loan brokers as well @Sanat Bhandari.

@Sara C. are you not getting any showings? Or is it more that you are getting activity, but no qualified applicants?  

Some things to consider:
- Is your unit priced too high?
- Have you done any simple staging to make the unit seem more inviting? Wecome mat, towels, shower curtain, etc. Little things like this can help it seem more inviting.
- This is the slowest time of year in a lot of markets to get things leased.
- Are your pics high quality? Poor pictures can lead to lack of showings. Does your featured picture show the best features of the property?
- Is your advertised rent too high? Have you verified rental comps with online tools and/or local PM's?
- Are utilities included with your competitors' advertised pricing?
- What tools are you using for advertising the unit? Zillow, FB Marketplace, etc.
- Has the unit been professionally cleaned, and does it smell good? Dirty and smelly units are often passed over by prospective applicants.
- Is your screening criteria to restrictive? 
- Are you responding quickly to inquiries?
- Have you considered/tried renting the unit either short term or medium term? 

Just some things to think about.
