How to purchase 1st time investment no employment no ownership of property

Is it possible to purchase a first time investment, self employed, don't own property currently… familiar with DSCR Loan, however you still need to show anywhere from 20 to 35% 60-80% LTV down payment and possible seasoning of funds… is there any other way?

There are lots of ways, you just have to think outside of the traditional financing box. Private money, hard money, owner financing, subject to, syndication, lease options, etc.  Commercial loans through small banks or credit unions may be an option as well.  Check with loan brokers as well @Sanat Bhandari.
