You will not be able to do what you describe for multiple reasons. If you went into the purchase of the property with the intent of buying and immediately reselling it and held it for less than 1 year, you cannot do a 1031 exchange.  Another reason you can't - because you did not setup a 1031 exchange with a qualified intermediary prior to closing on the sale.  You also cannot touch the sale proceeds, period - they must be held in an escrow account specifically for the purpose of a 1031 by a qualified intermediary.

1031 like kind exchanges are not designed for flips.  If you go into the purchase of a property with the intent of reselling it immediately (i.e. a flip), you will not be able to utilize a 1031.  They are designed for deferring taxes on longer-term investment properties that are held for a period of time.

BP Nation,

I am closing on my first hotel conversion on Halloween in Branson, MO, and I am just looking to network with some other investors in this space, hear about your experiences, and share ideas.

My project will be converting a 152 room hotel into 143 units (6 buildings), mostly studios and 1 bed units.  Heavy lift on the construction side with fire suppression and electrical upgrades eating up a lot of the budget.  Fortunately, we were able to get the property under contract for a steal ($10K/door).  Would love to hear from others!

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $120,000
Cash invested: $52,000
Sale price: $227,000

This was a single family flip that we bought from a wholesale group in Council Bluffs, IA on Bel Air Drive. We added a mother-in-law suite above the garage with a bathroom, changed the panel, painted throughout (including kitchen cabinets), fixtures, hardware, flooring, replaced the driveway and pad (in back). It ended up selling for over asking price to a VA buyer, which meant several inspection repair requests. It ended up being a win/win with about a $40K profit.

What made you interested in investing in this type of deal?

It fit our criteria well - a consmetic fixer, single family starter home in a desirable school district, under $250K. Love these.

How did you find this deal and how did you negotiate it?

This deal was brought to us by a wholesaler and we paid their asking price.

How did you finance this deal?

How did you add value to the deal?

We did paint, flooring and fixtures throughout, upgraded the electrical, added a mother-in-law suite above the garage with a full bath and en suite, replaced the driveway, added granite counters.

What was the outcome?

We made about $40K after all expenses and sold it quickly to a VA buyer, slightly over asking price.

Lessons learned? Challenges?

I missed the fact that there was no ductwork ran to the mother in law suite until after it had already been drywalled. This meant we had to add a PTAC unit (way more affordable that a mini split or HVAC system) and upgrade the panel to support the load. Whoops.

I'd love to connect with some investors in the Branson, MO market.  I have a hotel under contract there that we will be converting into apartments, so I'd love to know anyone involved in investing in Branson.  Ideally also hoping to connect with some good contractors, trades and PM companies as we go through the due diligence and capital raise process, so any connections would be most welcome!

Depending on how many investors you have you can require them to provide a written letter from their cpa or copies of w2’s. I know many people who do not use 3rd parties because their investor pool is 25-50 people.

Hi Gang,

Question for those who have taken investor money in syndications.  Is there a site or a place you ask your potential investors to use/go to in order to validate that they are accredited investors?
