Thanks @Joel Owens for your thoughts.

It's not paid off, so there's definitely carrying costs. I would be all for lowering the price if I was confident that it would bring out more people. I just don't think anyone wants to go out in the Polar Vortex regardless of price. :)

Maybe I'll give it a few weeks and reassess at that point.

Hi all,

Just curious on others opinions. We have a house that's been for sale since October, realtor is asking if we want to lower price again since the traffic has been slow lately.

My initial thought is that it's just due to the time of year, so I'm thinking lowering price won't do much to bring people out into the freezing cold (Northern IL, Southern WI) anyway. We were getting great traffic right up until Christmas, and had an offer that unfortunately fell through, so I don't think we're overpriced.

So my gut says wait till Spring, what do you think?

Hi all,

I'm going to be taking the Illinois Real Estate license exam soon, so I'm starting to look at option for brokerages to associate with.

My intent is really to only practice RE for my own investment purposes, not to be a full-time agent, so I'm very interested in brokerages that are open to investors or part timers, that may offer very low monthly costs for this reason.

I was curious if any investors in Illinois who also have their RE licenses, have any recommendations for brokerages that welcome investors to join their brokerage for use on their investments.

It seems some of these 100% commission brokerages I've read and heard about generally will offer very low monthly fees to maintain your license, some just charge transaction fee's I guess.

Any thoughts?

@Account Closed Yeah I was going through all the area rates on the assessor site, some of the lower value areas in Round Lake and Waukegan are even higher between 13-14%. Absurd.

Thanks Ryan for your thoughts. My goal is to Buy & Hold as well. Definitely agree, the taxes are way too high. I did hear that enough people complained to the assessor office, to the point that they are adjusting assessed values downward this year. It seemed to be accurate as my assessment was definitely down from the year before... Probably won't make a huge difference since I think it's a 3 year average they use anyway or something similar.

Happy New Year,

Just curious if anyone regularly invests in Lake County, IL north of Chicago, I see a lot of topics come up and people indicating interest in Chicago, and don't here much chatter about the northern burbs. I know there was a lot of large investment firms snatching up property this way last year.

Interested in any feedback or experiences others may have had, as I am looking to get started in 2014 in the area. Many areas are way too overpriced in Lake County, but there are pockets that would appear to be pretty solid areas for REI at the right purchase price.

Actually the property is in Bristol, WI, just over the border. She was renting it to family (Lesson learned) for the past 4 years, once they were gone we decided to go ahead and update it prior to selling, new bathrooms, carpet, paint, refinish cabinets, the works. We always wanted to flip a property, and this was a great opportunity to do it with a house we already had that had some good equity already.

I'd keep it as a rental, but it really doesn't cash flow well.
