Just curious, how low of an offer compared to asking price did HUD accept on your Beach Park property?

It's definitely a resource I plan to keep an eye on for opportunities, and I've just been trying to understand how flexible they are generally.

In State / Out of State? Just getting started, and will mostly be focused on Northern burbs-Lake County, and south east Wisconsin as well. Have first flip for sale right now in Wisconsin.

Strategy? Primary goal is to Buy & Hold for cash flow, but also planning to throw a flip in when there are good opportunities to build some more capital, and just cause I love DIY & rehabbing.

Type of properties? SFH for now.

Looking for? To network with other investors and continue to learn from all the great talent and experience on BP!

Can offer / knowledgeable about? Recently just passed the test and became an IL licensed RE Broker, so can offer agent services for investors. Also have pretty strong knowledge and experience with remodeling as I mentioned.

@Jacob A. I'm going through the same experience, we had a flurry of showings in November (WI/IL area) and had a buyer back out of a contract just before Thanksgiving, then it was barely any showings up until the last few weeks, now we're seeing a couple showings a week again.

I'm kind of new as well, couldn't he look to refinance the Hard Money loan into a conventional loan, or a commercial loan with better terms? Depending on any other loans he may already have on other properties...

Yeah I think many will say it depends on the volume you plan to do to justify the cost of the license and associations etc.

For me, besides the commission savings, I just can't see doing this without the information of the MLS at my fingertips, plus the ability to view and make offers on houses on my own, without always having to wait on an agent to do it all for me.

Yeah in my newbie research I've done on auctions in Northern IL, I've looked up the old auction results of REO's on sale now, and the sale price on the MLS on most were far below the opening bid amount, and never had any bids.

Seems bass-ackwards, but based on Ryan's input, I get it now.
