Check this video for a strategy on cashing out on cc pretty much try to aim to get one card that gives u a 0% apr on cash advances cash advance and grasshopper balance to other cards only thing b prepared to pay the minimum balance on the other cards that will b tuning a high limit/maxed out I mean even if u have a personal card that offers cash advance it will work bc when u grasshopper the balance to the business cc it will restore your utilization and bring your score back up but don’t spend the money until the grasshopper clears just in case something goes wrong you’ll be able to just put the money back hope this helps

Hello BP I have a property that's zoned as a triplex the previous owner roomed it as a open concept but technically u can't room in Philadelphia. I want to BRRRR it once rehab is complete however the layout for a triplex makes the second floor extremely tight and nearly unlivable as I need to cut out the hall from the 2nd floor space to get to the third floor. I'm thinking make it two bi-level units basement and first floor unit #1 then 2nd and 3rd floor unit #2. How would this effect the appraisal value? Also from my understanding I would not need to re-zone bc u can't go down from triplex to duplex u can't go up from duplex to triplex.

@Andrew Clark I am in the Philadelphia area and own a multi family unity I am doing a duplex split cause the city currently doesn’t give zoning for Rooming and u can’t have more than 4 unrelated ppl in a dwelling so it helps avoid that. We wanted to put two efficiencies w/ kitchenette and bathroom in each unit.. and main kitchen and bath in each unit if we did this would we be able to get a mortgage on it or should we omit the kitchenettes until after the mortgage then add later

Good morning BP

I have been blessed to purchase a 3 story property zoned as a triplex in the Philadelphia Temple area. I am considering Rooming it but idk if i will be able to place a mortgage on it. Which option will be more likely to place a conventional/fha mortgage on?

A: Our initial idea was to keep it one big open house with a main kitchen 3 full bath and 3 efficiencies with kitchen and bath.

B: Now I’m considering two separate units Duplex With the idea a duplex will keep us under the radar with L & I and will allow us the option to place a mortgage on the property to pull the cash value

Unit 1 -First floor and basement

Kitchen/living space

Laundry

Bathroom

Bedroom

Large bedroom (can add kitchen and bath after we get the mortgage if we want)

Basement two beds one bath egress windows

Second Unit-2nd floor and 3rd floor

Kitchen/living area in front

Bathroom

Bedroom

Large bedroom (can add kitten and bath after we get the mortgage if we want)

3rd floor

Laundry

two beds one bath
