Just thinking here.

Theres always a paper trail somewhere. If the REO bank was the one who foreclosed on the property and took possession then the previous ownere would have had a mortgage packet the lender would have approved. Also a title company would have been involved with gathering all disclosures. Woudln't someone be able to obtain this packet from the REO bank or Title company?

I'm not even sure if this is possible or what this would help with, if anything.

Sorry to hear about your friend.

Not sure about your area but in VA all the injured would have to do is find a WC attorney (who would get paid statutory fees) and a employment attorney (who would get paid statutory fees) to have a field day on the boss. Actually there are probono litigation boutiques nationwide that love to harrass employers into settlements. Additionally, some of this stuff pierces the corporate veil of protection; thereby making the Boss personally liable.

Not legal advice, just speaking from experience going through the school of hard knocks!

Lead paint and its subsequent regulation by the EPA is no joke. We've been through the EPA training for renovation, repair and painting so we can be listed as a certified renovation firm. You can't touch anything pre 1978 if your not certified or you risk being fined. Hell the EPA will come in and audit your books back to april 2011 when the regulations kicked in. I remember on day 2 of training; our instructor included a nice little list of BIG fines levied against uncertified contractors just for fun! Then talked about how they're hiring more than 200K new compliance officer before 2016! Talk about scary. Contractors are getting hammered by the EPA and the attorney's are love when a case can bring them 3x actual damages.

Man I wish you good luck. It sounds like someone found a lawyer whose more than happy to try and drain your bank account.

FYI, I was told that landlords who no longer own property can be held liable as well. Gotta love those EPA regulations!

Did you back out? Is the deal dead? The delay sounds like its on the closing side, not from you backing out or becoming a dead deal. 

Have you offered to pay the $350 which cover his hard costs? I think this would make him whole.

What a SCHMUCK this "Lender" is. If your worried about him smearing your rep then you could just pay the full $750, get this one behind you and never use this schmuck again. Your still the client in this relationship and he'll make his points off of YOUR hard work.

Black out the window, install insulation and xp board. Then remove the bull nose and salvage if possible, install like tile to shower head level (+/- 7') and then reinstall bull nose, you will still need a few pieces of bull nose to make up the height difference. If you can't salavage the bull nose; just buy how much you need.

Avoid the FRP/NRP and Acrylic. Last thing you want is a water damage repair bill tomorrow because you saved a few hundred buck today.
