Best thing to do for the first flip is learn as much of the rehab as possible. For the next flip you learn a little more. I had contractors that didn't show up for jobs for me, so I had to do the work.  At this point I don't worry about rehab work that needs to be done, it may take a little longer, but it saves me money.

Montgomery, Al is a nice buy and rent market for positive cash flow. Have any questions, just contact me.

Go to the county tax assessor online and you can get information, (taxes paid,value house was assessed, the owners name and address.

The only no money down deal I ever did was in 2004, I had to come up with 4,000 in closing cost. When you find a no money deal, I would like to know how you did it.

I been doing this for a while, new to the Alabama market. It's like starting over when you move to a new market. Been talking to contractors and handyman for work I need done. Some guys think you don't know anything about home repair and come at you with crazy numbers. I never show my hand and just listen to what you have to say. I will take your price, check with another source and youtube the job I want done. I can do almost anything in a house, but sometimes I just don't have the time. It's a process and have to develop new relationships. Here was my last job,install a dishwasher to my rental. Contractor came out and wanted 400.00, checked around with other people. This was a 30 dollar in parts and 30 minute hook up. I did the job myself and everything is fine. I use craiglist, but 1 out of 4 will call you back. That has been my numbers, it just takes time to find the right people.

Good for you, I lived in Elk Grove for 2 years. What are your numbers, I rented a home for 1450 a month. It was a B neighborhood and a 4 bd 2 ba.

Try a company called AFS. they have one in Columbus Ga.
