In some cases you can request a paint or carpet credit. Something to be repaired, just don't ask for cash back. I got a check to repair a stairs to a rental I bought. So you have to find something that needs updated or repaired. Good luck.

That sound like a lot of work, how about a 4 plex that has tenants in place. What are you looking to do? How long will it take you to rent out the units and will they be marketable? It will take you a few years to get your return on investment unless you are going to refinance or do a hard money loan upfront. Look at the risk VS. reward, a lot of time and work.

For your first time investment, I would recommend a single family home and section 8 the home out if you are doing long distant investing. Don't know if you have family or friends in the area, but 6 units and a 100 year plus home can become a problem. 6 tenants or families, how are you going to resolve maintenance problems. Some property managers see that you are a out of town landlord and will bleed you of cash. Hope you did your due diligence and don't just look at the rents.
