@Shane Farmer I might suggest Mankato or Rochester suburbs, or southern suburbs of Minneapolis - St Paul. Good luck find a deal however, as I think with most decently sized economically strong metros you'll have a difficult time finding even 1% deals, unless you're willing to take on the challenges of the inner city, which are alright if you have local knowledge and the correct systems in place. 

I echo Daniel's advice about working with family, tensions can build quickly, and I'd HIGHLY recommend building a team you can work with on a purely professional level. Don't want to be calling uncle Jim about pickup up the pace, and furthermore that the whole room was painted the wrong color, etc..

@Matthew Sipes you might want to listen to last BP podcast # 468, Q & A, guy called from CA & David's advice was to buy house hack in best area you can reasonably afford, given this will be payed off by you/ your tenants & reliably appreciate over long term.

@Timothy Harris the good market in the good state is whichever market you find you're able to put forth a sustained effort over time in. If you're looking for a strong cash flow market out of state, Ohio might work for you. If local and appreciating is important, you have the east coast markets near by. Personally I'd start maybe in Pittsburg, since is within your state and not overly priced.

@Eric Salgado if it were me, I'd take a leap into New Haven now. A lot can change in 3 years, and often times plans don't materialize exactly as you plan. I'm of the opinion that if you don't make an effort to just in now, you likely never will. There will be challenges wherever you invest, and addressing them sooner than later will be to your advantage. Learning the skill of long distance investing will be invaluable. Also, there's something to be said for diversifying between work force housing in a lower priced market (New Haven), and a more desirable property/ neighborhood in a growth market (DC). Of course the time value of money and power of compounding cannot be overstated in RE.. time truly is your best ally.

@Abe Cohn what are your goals for your your multi fam? Are you ok with a 4 or 5 cap in a mid range neighborhood? Any particular reason you're looking in Minneapolis/ St Paul? I've seen some portfolios of smaller properties floating around, with the changes to 1031 looming, you might want look towards some of those..
