The "parcel" or "plot" of land that the building sits on has its own unique ID, just like building has its own unique address. You should be able to find the ID on your local, county website. As far as I know (I am not an expert) the parcel information is primarily useful for tax and zoning purposes. Hope that helps.

I suggest finding a small, local bank and working with them to determine a realistic number for you to finance. Do the math and extend the current land contract until the pay off reaches that number. In the mean time, save as much of your cash flow as possible. No sense in stressing about bank financing if the seller will continue to finance the properties for you, at a reasonable rate. Thanks @Charlie Cooper I will be mindful of that while zeroing in on a location. As for hearing more about our first deal, stay tuned! It was a truly unique deal and I will be posting a more in depth summary of the project sometime in the next few weeks.

My partner and I are in the process of wrapping up our very first deal, a fix and flip in Lancaster County, PA. We have gotten an education and a return on this investment that was well worth the struggle. While we couldn’t be more excited to take a small break, we’re also ready to begin planning for our next investments here in the Lehigh Valley...

Our goal is to acquire four rental units this year, one of them being a househack. Hello, 

I am making an offer on my future mother in-law's home and seeing as it will be my first time buying a property I could really use some advice. It is an off market deal and I would like to proceed with out an agent (although It would be nice to have one to hold my hand right now!!). So far I am pre-approved for the loan, I am currently working on a P&S agreement, and after that I plan to schedule an inspection/appraisal. My main concerns right now are making sure the P&S agreement is legit and how to go about closing (who, what, when, where and how?). Any and all insights are welcome!

Hello!

I have recently had an off market deal come up in the Lancaster County area, specifically Colombia. I do not know much about this area and am looking for some professional insight and eventually services. I know Lancaster itself is a pretty interesting, up and coming town/market, but what about the surrounding areas such as Colombia? ALL insights, advice and/or recommendations are welcome.

P.s. Any recommendations for home inspectors in this area?
