I am looking to wholesale or possibly buy a property that has good rental income,equity,and a mortgage.As a wholesaler,are you simply trying to negotiate the best selling price or are you looking ahead and anticipating what the buyer may want in terms of the existing mortgage?

I am looking to be a more effective communicator with sellers.I am wondering if some of the more experienced/successful wholesalers can give a brief outline of their initial conversations with sellers.Also,what are the benefits you lay out to the sellers as to why they should work with you, and how do you handle certain objections.Thanks
