Thanks so much for the input,guys.Bottom line sounds like the only real thing I can control is the number of signs I post and letters I mail.The responses will be whatever they will be.up.down.sideways.

Am sending yellow letters and posting signs,trying to keep a consistent number going out.I am not sure why the response rate changes when the same number is going out.

It's hard to figure the response to marketing, when one week can have completely different results from the next even though nothing has changed marketing wise.Any suggestions on how to get a more consistent response?

Hello:

I made an offer on a short sale and the seller quickly accepted it about one month ago.The attorney review was then completed,and now we are waiting for the lender approval.Generally,how long does it take for lender approval to go through? It seems like such a waste of time waiting for lender approval,especially for the seller, who could probably be entertaining higher offers.

An attorney was recommended to me by another investor.In terms of what I need to have done,he seems like he'll be able to handle everything.Any contract I get to him for review will cost $800 minimum,even if it does not close.Ideally,I want to have a buyer lined up before putting a property under contract.Any suggestions on how to keep attny fees under control when I don't have the buyer already in place?Thanks

Trulia offers ways to ask questions to "professionals". One question I posted was what is the best source for finding distressed properties in my area.I had about five agents answer the question - two offered their services and their phone numbers.

I now have one of them who runs comps for me and,just last month,placed 10 MLS listings for me.

What does he get?Leads.So far,he has gotten 2 listings from the leads I gave him.We have been working together for about 4 to 5 months.
