Wholesaling - Discussion with the seller

I am looking to be a more effective communicator with sellers.I am wondering if some of the more experienced/successful wholesalers can give a brief outline of their initial conversations with sellers.Also,what are the benefits you lay out to the sellers as to why they should work with you, and how do you handle certain objections.Thanks

Ask open ended questions, and shut up.

I keep six honest serving-men
(They taught me all I knew);
Their names are What and Why and When
And How and Where and Who.

If you can remember those six words, it is easy to think of questions to ask. The more you now about them and their situation the better for you. In general it just takes practice. So follow up even on the ones you don't think are good deals. That way you will have plenty of practice when the good deal comes along.

One of my favorite questions is "Do you want any money for it or do you just want to get it out of your name?" Good luck - Ned
