Am in negotiations with a seller of a home with a below ground oil tank in New Jersey.The seller agrees to remove the tank prior to closing,while the heating system depends on the tank.Should I also insist on a new heating system as well or is removal sufficient?If I don't insist on the new heating system prior to closing,is there a way to avoid problems,such as a pipe bursting,prior to me getting in there post close and having a new heating system installed?

If I were to receive the letter,I would not want it addressing my loss as I would think it cold and inappropriate. I would prefer the letter be brief and to the point.

Here are some examples of pricing I expect as a rehabber.This includes labor and materials.Too high,too low,about right?

New roof Architectural style rip and replace $4/sqft , gutters 1500 sqft $750,siding and sheer 1500sqft $10,000,exterior paint single family 1,500 sq ft $3,000,kitchen repair single family nice $5,500-$7,500,windows vinyl clad $250 each,full bath repair $2,500- $3,500,replace one hot air furnace or boiler $2,000 - $2,500 depending on size,carpeting $500 per average size bedroom.

What's the best way you have found to meet contractors, who know the rehab business and,more importantly,the pricing structure we need to have a successful rehab?
