@Jason Bott thanks for your reply. With the builders risk policy, I’ve heard of that being used by flippers when house is vacant. Is that a policy to be used on a partially occupied property?

@Kevin Hoag well it is owned by a non profit agency of the town and I was told it is held under some large umbrella policy. WRT zoning...it is already zoned downtown commercial. It actually had been a 4 unit mixed use building in the past. I just need a usage permit approved by town, to include architectural drawings, because it is currently being used by the town as residential.

I’m getting ready to make an offer on a residential triplex, which I plan to convert to a 4 unit mixed use building. My first question is should I just get quotes as though it was a commercial mixed use now or go straight to residential and switch to commercial later? Next question is could anyone recommend to me a good carrier or broker for a property in Delaware?

Does that bank only lend in NJ?

just want to understand...are we talking about finding the people within the window or the marketing method in which connect to these people?

with respect to tax delinquent prior to auction, I never did that. It may vary from town to town. I know Howell publishes its tax lien auction list in the asbury park press once or twice a year. You may need to call the towns you are targeting and ask. I know there are services out there that offer lists of tax delinquent properties for a fee. I have never used them so I can’t speak to the quality or accuracy.
