@Account Closed thank you for taking the time to comment. I appreciate your feedback. Understand from my perspective I am learning the REI thing, and from what I have read on BP as well as some books recommended from other investors (gallinelli's what every real estate investor need to know about cash flow was highly recommended by @Brandon Turner) talks about using the cap rate to estimate the value of a property. So, naturally being inexperienced I am going to fall back on what I have read to help me figure this out. However that is also why I have started to reach out to the BP community, almost as a real world cross reference. I am glad you said what you said, and I would be interested to know how you, if you were in my shoes looking at a 5 unit bldg, would estimate the value. I value your opinion. Thanks.

@Account Closed, thanks for the feedback! The property I'm looking at is a 5 unit building. Should I be asking it this way: what is the cap rate for a 5 unit income property in Dover,DE over the past 12 months?

I have asked two realtors about what cap rate investors are deploying capital in Dover, Delaware. Both didn't know what I was talking about. They both supposedly have worked with investors. One is also a property manager. Am I asking the question wrong? Anybody know the cap rate for Dover, DE?
