Hey fellow investors, I have recently been getting leads in southern ocean county lately. However I do not have a relationship with a GC down that way. I was working with one but he flaked out on me. Frustrating. Does anyone have a recommendation on a GC that services Ocean County, preferably southern reaches of county (barnegat, Little Egg Harbor, etc)? Thanks, I appreciate your help!

Hi Everyone, we are expanding our market to southern ocean county, NJ. Does anyone have anyone have a recommendation or two for general contractors in this area. Good news is I'm getting leads in the area bad news is I don't have a contractor relationship yet in this area. Any help would be appreciated!

Hi everyone, I wanted to get some feedback on an issue that came up today. I was talking to landlord who lives in another state than where property is located. There is a tax lien on the property. The landlord currently has a tenant living in the property. My business model is predicated on buying homes fast using HML, rehabbing and selling. How do I handle tenants if I were to buy the property? Pretty sure law says I cannot remove a tenant without cause. Besides I wouldn't want to do that anyway. Does anyone have any suggestions on how to move forward on a potential flip project with tenants in place? Thanks, I appreciate your time!

Run! I have looked at deals with oil tanks, my contractor tells me to run every time. the testing is very expensive and god forbid you have to do environmental remediation in the event of a leak, that can cost up to 6 figures worst case. That sounds like a potential for disaster.
