Purchase price: $2,400,000

48 unit asset in a tertiary market. great upside in bringing rents to market

What made you interested in investing in this type of deal?

strong team in place. comps were very strong, clean asset.

How did you find this deal and how did you negotiate it?

by cleaning the exterior.

all month to month leases have signed new leases and rents have increased by 200$

Purchase price: $9,800,000

built in 2001 this is a great asset. well maintained and nestled in a nice green corner in the path of progress in the inner city loop.
great value add. renovating interiors and raising rents over 125$

What made you interested in investing in this type of deal?

great location, great asset strong upside. cheapest asset in its class

How did you find this deal and how did you negotiate it?

great broker realtions

How did you finance this deal?

fannie

How did you add value to the deal?

cleaned up the exterior, added colorful flowers throughout to make the property pop. interiors we added subway tiles in the kitchen, painted the cabinets and added brushed Nickle handles, black appliances and great management

What was the outcome?

in one year the value went from 9.8m to 12m

What made you interested in investing in this type of deal?

These are the types of assets we acquire. Strong value add in growth markets

How did you find this deal and how did you negotiate it?

Through great broker realtions

How did you finance this deal?

Institutional loans

How did you add value to the deal?

Interior and exterior renovations.
adding new flooring, new black appliances, painting the cabinets, resurfacing the countertops and bringing in a higher demographic of resident who is capable of paying higher rents. Bringing management in house to stream line the processes.

What was the outcome?

increase rents over 150$

never take anyones word on whats happening on your property. always visit and surprise your managers

direct to fannie lenders

One of my biggest mistakes that I made was listening to a broker dealer who said they had raised all the money for the deal and that we were good.
