Brian, look for hard money lenders. they usually look at the property more so than the investor. 

once you own the asset for several months and can show income from the asset you might be able to refi..

Hi Tiffani,

the 1031 agent is only for the 1031 exchange. they do not act as a realtor.. you would need to find a realtor to help with your real estate transaction.

Hey Scott, 

great questions.

in my 20 years plus experience in real estate, you can do mailings, skip tracing...

The best way to get deals is to build relationships with brokers.

why? they do all the foot work for you, they understand the market you are in and have built the relationships with the sellers of the assets.

with that said, brokers want to sell you a deal. so be careful with what they are telling you.

let them go out and pound the pavement and build the relationships and underwrite and find the comps. all you do is build a relationship with the broker.

now for the broker to send you their best deals, they need to know that you are a closer, easy to work with and wont retrade all the time.

reach out to your local apartment association. ask them what the laws are in your area regarding billing back of the water.

some states and cities have very staunch rules about billing back.

call around the competition and see what they are doing. if they are billing back then you will be bale to as well just need to know how much if it can you recapture.

make sure in your renewal leases, you have a clause in there that states that resident is required to pay water and what the fee for that is..
