While posted the question to the community, I have also done some research and here are the few options. 

Cozy.co - Online Payment & Renter screening/application website. Free transaction for both Tenant & LL; Tenant pays for application.

I end up using both Cozy.co and eRentPayment.com for different tenants.  This seems to work well so far.  Only hold back w/ Cozy.co is they are still developing, so the feature is somewhat limited compare to eRentPayment.

@Mike F. I agree with you, this is an arguable damage at sensitive location.  This is the 7th year I have tenants in this property under this condition.  For past 6 years we never had issues.  Only with this particular tenant, we had tower rack pulled out of wall and with this countertop crack the way shown, I suspect between it is either a damage through false usage or natural weak point as few colleagues have mentioned.

I am working w/ granite fabricator try to have this repaired and hopefully we can add support to prevent this from further damage.

I really appreciate everyone's input on this issue.

Countertop was professionally installed; I am checking w/ vendor right now to determine the cause and possible repair cost, will keep you posted if interested.

Dear BP LL colleagues,

I was performing a final walk though at end of lease (@ DFW area) and noticed a crack at countertop.  Would you consider this as a normal wear and tear or a damaged item that tenant is responsible for the repair/replacement?  

In term of repairs, do you have any suggestions on how this should be done?

Has any landlord attempted to work w/ credit company to assist tenant build credit during their leasing period?  Any recommended methods, website or company you use for this propose and also to encourage tenants pay full rent on time.

well, I'd like to repair it, however it costs as much to fix it than buying one new. 

I have a plan in my head, let's see if it works or not. will keep you guys posted
