Hey @Michael Doughty! We live in Roseville (so super close to you guys!) and have a large Airbnb in a high fire zone area closer to Yosemite. Our home insurance at our personal residence in Roseville has not gone up, but ours in the fire zone did by a lot. We have a really good friend in insurance and he said that everybody's policies are going up like crazy if they live in a fire zone at all, and some people are being dropped entirely.

I would be happy to share the info of the guy that we use at our Yosemite property as he's been able to give me and some of my clients quotes for properties in the foothills. Let me know!

Hey @Waylon Bruce Moore! I don't personally deal with this issue with my postings, but I usually use a website called roomies.com and that is for people who are only looking for rooms, so I don't tend to get too much push back on that.

I think houshacking is a great way to get started! Also, join multiple meetups in your local area to meet good contacts and other investors in the area that can help you with more nuanced and area specific advice.
