 Hey Jasmine! We also use Avail.co for our rent by the room leases and I really like their interface and how easy it is to track each room individually. We use roomies.com to find roommates, but I don't think that's applicable to the nursing space as much as the places that Ryan suggested are

Hi Mary! Congrats on such a high savings rate at your age, that's incredible!! 

You have lots of opinions on here already, but I'll still throw my 2 cents in!

Option 1 is an amazing place to start, it gives you the stability of a home base while learning how to landlord with training wheels on. I personally do STR's as well, and without our househack to start off with I would have had way more of a learning curve. Once you have a househack under your belt and you can save money back up, making a move in a year or so after that is a great launching point. Making a profit on your first house hack isn't always the goal, if you're close to breaking even (especially in a market like SD) then that's a win in my book!

Hey Davey! My husband and I rent by the room and we have 6 roommates all together. 7 out of the 8 of us living in the home are between ages 27 - 33. When I put out our ad (on roomies.com, FB marketplace, and even Craigslist) I put a lot of details about the type of people we are, what we like to do, and who we are interested in living with. I even include a pic of us hiking with our dogs to give an idea of our vibe. I find that being really descriptive about who you are and what type of lifestyle/community the house provides tends to bring in like minded individuals. You, of course, have to do your own vetting once you start to get people interested. But that's always worked really well for me!

Hi Craig! I rent out the other 5 bedrooms in our 6 bedroom house. 4 roommates share 1 bathroom (it has two vanities but still) and 2 other roommates share the downstairs bathroom. I would say 3 people per bathroom is absolute max, it would be the most we have moving forward in other homes. The most important thing to keep in mind is making sure the spaces are as labeled as possible so people have their own space. So try to make sure there's up to 3 shelves/drawers people can have their individual names on.

I'm from Oregon, and Bend is a beautiful place to live, and it is super expensive as well. I live in the Sacramento market and it's more affordable than the Bay Area for sure, but we have had a ton of people from the Bay move up here in the past couple of years which has driven up prices a lot.

 It’s all allowed. Plans are already permitted. There is a housing crisis in CA. The city and state are more than fine with this. 

 I feel like my initial question sounded short but it certainly wasn't meant to be haha. I was just generally curious! I live in California too so I know how bad the housing crisis is. They're pretty strict about those kinds of things are up here, so I was just wondering!
