Kae, Definitely network with other investors on BP. Connect with investors on a forum for those looking to invest in Atlanta that will allow you to learn about the market from others who have invested there previously and also it can allow you to ask questions about potential deals, get feedback and find buyers. Other sites where homes and deals (off Mls) are posted for sale or for rent can be a great place to find rehabbers, and landlords who are often cash buyers. Wishing you well in your investing. PS Make sure you work with a real estate attorney who knows real estate law for the state you are investing in; often wording in contracts may need to be different depending on what state you are conducting business in. Also important to remember there may be different guidelines/laws for setting up your LLC to protect you and differing tax guidelines from one state to another.

Brett Snodgrass Great advice! I'm planning on getting my license as well and am wondering how others with their license and wholesale have found it? How has your license assisted you in this area? Do you double close on your properties? Use transactional funding? Any advice or experience would be appreciated. Also once you have your license do you have to work under a broker or are you able to still be a real estate investor working for yourself just "now with your license"? Trying to understand the process. Thanks in advance.

@Anthony Johnson Here's a video link that shows how to access alot of background history on a property through public sites.  There are also two recommended 'one stop' websites at the end of the video 18:43, but I believe there is a fee for them (one is for agents, one is for individuals without a license).

@Jed Devine Welcome to BP.  Like everyone mentioned above, BP is a great supportive and educational community.  There's so many people waiting to share insight and give feedback, so definitely stay plugged in to the forums.  The webinars each week are really helpful as well, as Brandon offers a question and answer time- I actually got my question regarding purchasing rentals with owner financing answered last night after typing in.  The podcasts are great as well and easy to listen and learn while on the go. (Link to BP members' favorite podcast episodes).

 Jed for buy and holds are you interested in already rehabbed homes or looking to do the rehabbing yourself?  Wishing you well in your investing.
