If it's a rental, I would just stain it a really dark color. It won't be as nice as replacing it, but at least you can boast that it has wood floors. and by not keeping the honey oak color you are modernizing it as much as possible.

It sounds like you pretty much have it picked out. As long as you stay really neutral that is what will draw people. You just have to give them a canvas in which they can see their own things in the house. This will make it feel like THEIR home!

 I second that request of Dean-Ross. I too am looking for good recommendations for attorneys here in Lincoln!

I just returned from an investors summit with several guests from HGTV. 2 different groups said they use Revere Pewter by Benjamin Moore for their standard color.
