I can tell you that I personally have spent a fair bit of coin, exponentially more than you're considering, and I don't regret it one bit. I have learned some extremely valuable things, procured some great tools and more importantly, met people that will help me on my journey.

That being said, @Steve G. is spot on! GO TO YOUR REIA or some kind of investors group meetings! This is where you'll meet the most important people! Remember, I said I've spent money on "the program"and thru that have been provided a coach. He's a very knowledgeable and encouraging guy, however he isn't in my market or even state! By going to my local meetings, I've been fortunate enough to meet up with a couple guys, @Aaron Impens and @Marcus Cstreet. These two know this market inside and out.  What better education can a person get than being schooled in the area you want to do business!?!?! I don't think there's a price tag you can put on that!

So, in conclusion, I would say check out your meetings first!  Then if you feel that you need to get additional information, look into the education program.  There are many people out there (sadly even on BP) that say "Don't waste your money on those guru or mentor programs!"  But let me pose this question, is investing in your future ever a waste of your money?  All I'm saying is, do what's right for you!

as I was reading through everyone's comments I was thinking if they're interested in making such improvements to the home, this may be an opportunity for a lease option. Since I'm new to this I don't know the logistics, maybe if they got some skin in the game and helped with the cost of improvements it would dissolve some of your fears and concerns. 

It's been mentioned that you may want to sell but yet you still want to learn the process, this just seems to me like this would be the best of both worlds. 

Like I said I'm new to the game, so I don't know if this would work or not but I was just trying to think creatively!

My thought is that if this is going in a rental and it's clean, which it appears it is, I don't think you have to be as concerned with trends as you would if you were selling the property. 

It's a nice looking bathroom I think that's what renters are most concerned with. 

Have you received negative comments from any of your tenants that your style is outdated?

Kudos to you for getting started in the business at such an early age!

Gray is the go to color right now. I would change the trim, front and garage doors to that. 

I'm not a fan of all the hedge. I would take out some of it and break it up with some color variations. You could put flowering bushes or at least a lighter shade of green with some nice grasses (the bush type variety). Just give it some interest! It doesn't have to cost a fortune either.

I've never done it, but based on what I've read, it depends on the caliber and neighbor of the home. If it's in an area that calls for it, then try it for a month. Perhaps that's the push you need. 

Another thing I've come across is doing NOT a virtual tour with pics but a video tour. Shoot a video and highlight the selling features of the home.

I'm not sure how it works there, but in my area the County assessor works really well.

So we are purchasing 4 SFH with existing tenants. My question is this...since the tenants are contracted with another company (seller), would it be in our best interest to have them sign leases with our company as soon as we take ownership or do we wait until their term is up?

I don't think the price point dictates all new. You are not changing the layout, so I don't think you're gaining much. 

That being said, new doors and hardware is a must. To punch it up I would for sure add crown moulding and do a nice backslash. 

If the countertop is in good condition, leave it be, if not, I would consider something less than granite. UNLESS you can find a great deal!
