I recently became a full time Real Estate Agent since I stopped working as an acquisitions manager, I am also in the process of house-hacking and I love it! I love it so much that I want to help other people realize how useful this method is, I am already working with some family members, friends and BP members find their first house-hack. My question is: How can I increase the lead gen of motivated sellers/buyers? Any books, podcasts or blogs you would recommend? Also, any tips on starting my personal brand on social media?

The investors I have worked with here in Florida always ask about estoppels or lease agreements before closing on the property, if the seller does not have one, I would go to the tenants place and have them sign one (with the sellers permission of course). I have done this many times with off market deals, with on market deals, I will ask the listing agent to send me a copy of the lease agreement or estoppel.

Hi Lokesh, some areas in the purposes of Tampa that are worth looking at and investing at that price would be: Lakeland (30-45 minutes away), Seffner (20 minutes away) and Plant City (20 minutes away). In my opinion, those are the top choices near Tampa with that are increasing in value and in rent prices as well. Let me know if I can be of any help!

Hi Cody, in my opinion, the market is going up. I have some properties on the market and I have seen an increase in first time homeowners and investors reach out to me regarding my listings. I would definitely recommend West Tampa, Seminole Heights and some pockets in Sulphur Springs for a faster than usual appreciation (just an educated guess, nothing is set in stone). Hi Evelyn,

I just got under contract my first house hack duplex, I made sure to run my numbers assuming the worst would happen. It still made sense and I am now waiting for the appraisal and hopefully close on time. It won't be a big deal if market values drop since house hacking is more for the cashflow and gettin started on investing. On the mean time I am still reading and preparing myself for the future.
