Hey Eric. BP has a rental property calculator that shows you cash flow, CoC return, and the smaller metrics. Go to tools then click on rental property calculator.

Lots of on investors are looking to up their social media game to document their journey and look more credible to other investors. Maybe you can find a local investor and offer to run their social media pro bono for a month then talk about compensation. Great way for you to get in the room where the deals are being made and learn from someone who’s doing it.

I use TurboTenant. I'm not sure how it is from a scalability perspective, but it's easy to use. It gives you monthly check-ins from your tenants, so you know whether or not they're satisfied with their space, experience, etc. They recently added maintenance requests as well.

For what it's worth, I'm house hacking a 750sqft 2bed/1bath condo in the Greater Boston Area. I live in one bedroom and rent out the other for $950/mo. I don't have a positive cash flow, but the expenses are cut in half. I get all the benefits of homeownership while only paying half of what I could be paying.

I'd be happy to talk about my experience if you'd like.

Welcome Zach! House hacking is a great way for getting into real estate investing. I house hack a condo in the greater Boston area right now. I'm not cash flowing, but my expenses are cut in half, and I'm getting experience in how to find tenants and how to manage them.

Here's my dream:

Continue to make a positive impact on lives via world-class coaching and thoughtful strength training programs while being a present father and husband (to my future family). 

The struggle is that as a personal trainer at my gym, I paid hourly, Therefore, if I don't go to work, I don't get paid. When I have a family, I don't want to have to choose between watching my kid's baseball game or getting paid. I want to be able to watch my kid's baseball game without worrying about how tight the budget might get this month. 

Real estate investing is a way for me to build an income stream where I don't have to physically be somewhere to get paid, so I can be there for my family both physically and financially whenever I want.
