Yep I close my complex transactions at Ohly. Title issues, private lending partners, TIC partnership structures, hard money, etc, I've never had an issue. I have indeed closed wholesale transactions there as well. If you have boring retail business, Partners Title or Rochester Title are excellent and provide phenomenal customer service. But if it gets more complicated, Ohly is the place to go.

Jaime Rivera with Eagle Properties and Solutions.  I'll message you his contact info privately.  

He is absolutely amazing.  I got a property under contract this past Friday morning, let him know immediately, inspection was performed at 9am Sunday morning, he walked the property with my client personally, report went out at 6am this morning.  Listing agent was actually incredulous about approving the showing because she didn't believe an inspection was happening that quickly, on a Sunday, and on the 4th of July weekend.

Hello Charlie!  I am a very active and real estate investor in the Rochester MN market as well as a realtor who principally works with investors.  I usually see the inside of most of the properties in our market under ~180k or so.  I have done some direct mail myself and unfortunately haven't had great results (some appointments buy no closed transactions).  I am absolutely no expert at it, and I suspect you will have better outcomes.  I have purchased homes from wholesalers in Rochester, and I'd be very interested in anything you would potentially want to assign a contract on.

Hello @Reilly Brennan!  

It can definitely be a challenge to find multifamily properties in our market for a low price right now.  A year ago duplexes had a median price point in the mid 100's, and right now it is pushing 200k.  That doesn't mean there aren't great opportunities out there, you just have to be careful.
