Hey BP!

My Wife and I are trying to decide on the best move to make on our first property in Orlando. We are currently Renting an apartment, and want to buy and househack our first property. With a qualification of 160K I originally wanted to be conservative and stay under 100k. After researching and looking at everything from 60k (lowest our Lender would go) to about 150k, we really like a 3/2 SFR property closer to 150k that we can rent out two rooms. I've noticed that for the most part higher price = better quality like anything We were also looking at a Condo that is significantly less and decent condition (don't really want HOA Fees but the rent could cover payment and HOA) @ 70K, but we could only rent out a 1 Bed/Bath. We are planning on leveraging a FHA loan though we can put more down. Our goal is for this first Property to be a stepping Stone into the world of REI, buying more Properties and building Cashflow. Does anyone have any recommendations? Thank you!

Hi Justin I have noticed this about Multi-family in my search for my first Property. Before Orlando I lived in Nashville and there was so much Multi family inventory! This was before I was serious as I am now about REI. In our Market here in Orlando do you recommend to focus on SFR especially for the newbie?

If you're going to live in a unit: we can do 15% down for a duplex, or 20% down for 3-4 unit. 3.5% down FHA across the board, of course, but good luck getting an offer accepted.

Hi Chris! I am new and in the process of purchasing my first Property and was planning on using a FHA Loan. I'm curious as to why you said good luck on getting an offer accepted? Are the FHA Loans not what sellers want? Cons to using them?

Once you get a response from the seller of the vacant house, negotiate a deal to buy it for all cash. Then immediately contact all the cash buyers you just found that buy properties in that neighborhood and tell them about the house and would they be interested in buying it.

Once you have done all that with that neighborhood, go to the next one and 'rinse and repeat.'
