Hey everyone I was hoping to get some help finding a Microsoft or excel spreadsheet to use when determining possible monthly cashflow on a rental property. Any help or direction would much appreciated!

Jordan, I urge you to not go overboard.  I bet every one of us has developed extensive spreadsheets over the years only to walk it back to very simple calculations.

Operational Income

- Operational Expenses

= Net Operating Income

- cost of leverage (mortgage payments)

- Capital Expenditures (estimate based on %     of revenue)

= pre-tax cash flow
