@Cameron Cameron welcome! just like @Rene Montelongo said, just start attending meet ups and networking events, seems like there is one every day. download the meetup app to see what's happening around you. Start to get on some wholesalers list of properties they are trying to sell. With wholesalers, the biggest advice I can give you is always double check your numbers and comps also never pass up on a deal if the numbers on the email are just ridiculous, take a look at it confirm your numbers and offer them a number you would take it at, there is always room to negotiate. If you are wanting to find your own deals consider doing a mailing campaign to an area you want to purchase in. Now you will get a lot of calls like IM NOT SELLING or GO F YOURSELF, but just remember it takes time. Also if you get a lead that doesn't work for you just remember there are other investors out there that might be interested, try to wholesale the property if it will make a great rental or owner finance deal for someone.  Do the basics and start filling your funnel, If you have any questions feel free to contact me anytime and ill help you out as much as possible.

I'd also recommend downloading the meet-up app and attend a couple of investor meet ups to network and meet like minded individuals in the area. So I moved from San Antonio TX to Houston with my family (wife and two little boys) we love it, there are many opportunities in and around the Houston area, many family friendly places and awesome food scene. Houston is also very diverse, I've met great individuals from all over the globe. I'm a Realtor with Remax Signature and can say that the market is great! Properties are moving quickly and the price point over 250 is picking up, investors are doing great as well. The best strategy I think in Houston and what I've seen are rentals because flips are a little tight right now but not impossible there still out there, you just have to work a little harder to get them. Best thing about Houston is it keeps growing and values keep going up and rental rates are great. Despite the oil and gas industry slowing down the population keeps growing and many jobs are coming to the city. By 2020 Im sure Houston will be in the top metro areas. I don't have much experience with Dallas although I hear alot of great things but I have also met a good amount of Dallas investors starting to buy in the Houston market now. But it's safe to say Texas is a great market all around.

Welcome Harvey,  hope you enjoy BP. There are tons of great networking events and meetups in the Houston area, almost one everyday. I recommend getting the meetup app and attending a couple of them.  You can meet and network with alot of great wholesalers and experienced investors from all over Houston.
