So I did my first direct mail campaign recently. I sent out a single batch of 1,000 yellow letters. The response rate was great. My phone was ringing ALL the time.

The problem came when I couldn't handle the amount of calls and lead tracking. I was confusing leads, not being able to follow up, and just overall a mess. This cost me money I am sure!

This round I want to change a few things. 

Leads: I started using a lead form on Podio. This will help me track leads. 

But I also want to use an answering service to help (pre)qualify leads and better organize them. I have 2 questions for those of you that use an answering service.

1. What questions do you have the answering company ask?

  1. I want to keep it short, but powerful. Try to filter out leads ahead of time

2. Suggested companies

I'm about to start a 3500 mailer campaign. Here's my question. Would it be better to mail three letters to 1000 people or mailing to 3000 different people a single time? My list is a mix and consist of delinquent tax payers and home with equity. Please share your success and what you have found that works.

I am looking to buy my first rental property. I am buying cash and looking to spend no more than $50,000.

Being that this is my first rental, I am trying to estimate the rent I can collect.

How accurate is zillow for rental income?

What does everyone recommend for estimating possible rent income?

I am brand new to real estate and real estate investing. I have been reading for weeks, and I am pretty sure I want to get into a "sub2" type of investing as from what I can tell it requires the least amount(credit/cash)from the me.

What I would love is if some of you have taken seminars, read books or any other info on sub2(or similar types of investing you can recommend). Guidance is good.

Anything you think would be best please direct me. The more detailed reading the better!
