In your all experience, what is the rent difference that section 8 brings in?

As far as the yearly inspections, I thought that the tenant had to maintain good condition of the property in order to continue receiving the financial support. It was my understanding that if they cause damage or destroy a rental that they wouldn't receive any more money. Is this not accurate?

I bought a house in a C/D neighborhood(St Pete, FL) that does bring in a good rental rate. However the tenant that was in there when purchased is absolutely terrible. They are months behind so we are evicting. This was a good buy but terrible experience with the tenant. 

Once they are gone I'm trying to determine whether or not to apply for Section 8 for this house or rent it traditionally. 

I was wondering what your experiences have been? Positives and negatives to using Section8. I like the security of the funds coming in w/ section8, but have no experience with it.

This is some good feedback. 

Honesty, I wasnt sure what I was looking for. I am looking for something to compare quotes, materials purchased, workflow management..............I want i all. Kidding. But I would like anything that would simplify my process.

Also anything that would help with scheduling the subcontractors, The quotes they give me and appointments

I am trying to track everything(including subs). I would like to use an app if there is a good one available. I feel it would make the process easier to track and manage.

I'm starting a rehab project. I was wondering what you guys use to keep track and mand cost of equipment, materials and labor. I'm debating whether I should use a good old-fashioned excel spreadsheet or if there's an app out there that can assist with us

There should be no reason they wouldn't show you. You are literally taking over a contract. If you don't see it before you close you could be signing over your vehicle as part of the deal for all you know. Don't sign it.

I'm about to start a mailing campaign of yellow letters. 

I know all of the YellowLetter companies print in red. Has anyone had any experience or recommendations with using different color. 

Has anyone had success with black ink?

So I just mailed out the first batch of Yellow Letters. I keep  reading the importance of sending more than 1 letter the the owners. I have 2 questions.

1. What type of letter do you send for the 2nd and 3rd round? Yellow letter again? Typed professional? 

2. What success have you had from continued mailers to them? It's hard to see the benefit from sending to them more than once(but I have read from BP that it works). Please share your success.
