I am looking to buy my first rental property. I am buying cash and looking to spend no more than $50,000.

Being that this is my first rental, I am trying to estimate the rent I can collect.

How accurate is zillow for rental income?

What does everyone recommend for estimating possible rent income?

The best way I think is to call local property managers and give them the address and see what they say. I wouldn't trust any other way, unless there are already tenants in the house paying a certain amount but even then I would double-check market rents.

You can't estimate rent for any property unless you take into account exactly where it is and the condition of it.

Watch out for $50k houses right now. $50k could get a great house two years ago but now you're going to end up with something much more run down. So be warned of rehab costs.
