Thanks @Josh Smith much appreciated. The Renegade Detroit group looks right up my alley.

Hello, I'll be moving up to Michigan shortly and I've been working to find the best wholesale flip deals. Currently I receive emailed properties from a few wholesalers, but I am looking to cast a wider net. My partner is already up in the Oakland County area and would like to attend the Oakland REIA- is anyone here a member? Are there a good amount of flippers and wholesalers that attend?

Also, is anyone familiar with any Facebook groups that focus on Detroit area investing?

Thanks @Roy N. Much Appreciated!

When you say "update" in regards to NMD-1, what kind of updates are you referring to?

Hi Everyone,

I'm looking at purchasing a flip in Michigan built in 1960. Upon previewing the home I discovered that it does have a fuse box instead of a breaker box. I could not confirm or deny if the home had aluminum wiring- it's 1960 construction date falls a bit before the typical mid 60's-late 70s dates for aluminum, so I suspect it does not but you can never be too careful. In Florida, where I currently flip, insurers will not even come close to aluminum wiring- no prior experience with fuse boxes.

How do insurers in Michigan handle both fuse boxes and aluminum wiring?

What age homes have you guys found aluminum in?

I will be moving up to Michigan soon to work on some flips. I always prefer to list my own properties and keep a license for close friend's and family's deals. Currently, here in Florida, I belong to a very very small brokerage in which I pay a reasonable upfront fee annually and give up NO commission. They provide very little additional assistance or services which, for me, is perfect. Can anybody point me in the right direction of a good low-cost brokerage that would be a good fit to hang my license? It would primarily be just for buying/selling property on my own behalf.

I have finally decided to make the move from Florida up to Michigan. I'll be moving to the Oakland County area and want to start the first flip up there asap. I know that the greater Detroit area can be very hit or miss, and with little personal experience with the area it makes me nervous. Can anyone fill me in on which area/cities are the up and coming spots that are worth investing in?

Down here in my market of Orlando things sell fast. Especially starter homes. As an example, I just received 3 offers within 12 hours for a 3/2 starter. What is the market like up there? What is the avg days until sold look like?

Also, if you are a wholesaler in the area I would love to get on your buyers list. Please message me.

@Jeff Tumbarello As this will be my first flip, I'm looking for a margin of 25-30% between total investment and ARV in order to pad myself from any unforeseen expenses that may arise. Is that reasonable?

Thanks @Brian Bracey , much appreciated. At this point, because i don't have a lot of experience- I don't plan on purchasing anything too far away since I don't have the labor contacts. I would however consider purchasing in the Fort Myers/ Cape Coral area - If you ever have any houses under contract down there, let me know.

I'd be looking for 3-4bd SF's

Hello everyone. I've been taking advice from BP for years, but I officially (finally) joined today! I'm 23 years old and I have been investing in buy & hold properties over the past few years. Recently I met some house flippers who introduced me to the means of purchasing homes not listed on the mls and at a large discount, and the concept of wholesaling/wholesalers. After going over the numbers I have become obsessed with the idea. I've completely renovated a couple of houses- so I'm no stranger to rehabbing (not to mention that I love it!). Where is the best place to connect with wholesalers to get on their buyer list? I'm familiar with the few big ones here in town which i found through Google, but I know that the best deals never last long enough to get listed online. I'm looking for deals- but hesitant to act on any of these properties that last longer than 24hrs...If other investors don't want it, I sure don't!

Thanks!

*If your a Wholesaler in the Central Florida area I would love to get on your buyers list! Send me a message.
