You were closer than me Dick. I just got 1 back and it was 59 cents. I am not sure if it is a good strategy though. Of course I love the fact that I have a good address now but I probably sent 50 or so with Address Service Requested on it. I wonder if the open rate was lowered and if so, was it worth it for 1 address?

Thanks much Rick!

I looked through your articles and did not see one on informal or summary probate. Can you point me to that?

Also, is your "Probate Secrets Unlocked" course going to be available soon?

I am working on a deal where the heirs say "the state owns it" and when I call the treasurer, they say that the property is in the decedent's name. I searched the deed and confirmed that there is equity and I would look to pursue this to wholesale it.

Since nobody knows who owns it, how do I make an offer?

I plan to mail my leads once a month for 10 months. Should I end there or should I add them to a different campaign?

What do you do?

Yes, I do this. But my postcards are more simple. I use 65lb yellow paper which I cut into 6 postcards per piece. I just use a template from Microsoft Publisher and edit my info, print it, stamp it, and send it.

Do all banks require short sales to be listed with a Realtor before they will consider your offer?

@Dick Rosen:

Go ahead and send the mail piece, Address Service Requested. The post office will either forward to the correct address or send it back to you with an expired forwarding address.

Is there a charge for this? I heard that if you send a letter first class with "address service requested" that they will forward your letter AND send you the address they forwarded it to for 75 cents a piece. Is that something other than address service requested?

@Alan G.

Do the returns come to your place of business or do they come back to your local post office?
