Yes, according to public tax records the property is only in his name.

The good news is, I hired a skip tracer and got the info for the heirs. No need for another visit to the court house. 

Wow! Double probate? Medicaid? This estate stuff is nuts. I can't believe how much there is to know. Thank you so much for helping me thru this. Do you take tips? 

So if they had medicaid, that delays the process? Or how is it a deal breaker? Are you saying that the medical bills would be higher than the equity? Do you just pass on deals instantly when you see medicaid?

So let's say my records say that she is in fact still the owner. Do I try to convince her to sell to me anyways? She may be blissfully naive and tell me to go away.

The informant is the wife who has also passed. So I am thinking the next step is to search Ancestry. I looked up the obit and could not find one. He passed in 88'. I looked in many places using the info in the death cert. Couldn't find an obit.

IF, they look good, see whose name title is in. Pull up the death record for that person and see if the next of kin is the same "cousin". Cousins are not my first choice of assignees because there are too many loose ends and possible other relatives who show up when the money becomes known.

 @Rick Harmon - When you say death record, does that mean death certificate? I went to the clerks office and ordered the death record and they gave me a copy of the death certificate but I do not see any info about next of kin. Did I do that right? How do I find next of kin?

I found a vacant house and called the owner. She said she gave it back to back to the bank in lieu of foreclosure. I looked up the bank and they went bankrupt and are no longer in business.

What happens to an REO house if a bank goes out of business? Does it go to probate? Does the state take it over?

How do I find the decision maker on this deal?

I have  done some sales funnel consulting and there are 2 alternatives to Infusionsoft that I am aware of: Hatchbuck and ActiveCampaign

I never used HB but heard great things about it. I have used AC extensively and I personally use Infusionsoft. I highly recommend AC. They don't charge a kickstarter fee and the startup price is much lower than IS. Just be careful to look at pricing on both very carefully. Depending on the scale of your business it could get more expensive to use AC.

As far as functionality, they are very comparable, you just don't get the ecommerce portion with AC. In Real Estate we don't need ecommerce anyways; unless you are selling digital or physical products.

I sent out about 50 mailers with "Address Service Requested". After about a month of no returns, I did some investigation and found that "Address Correction Requested" may be a better approach. Can anybody explain the difference? 

I went to USPS and found their definitions of each but they seem to mean the same thing. Does anybody have any practical experience with this?

You were right Alan. I just got my first Address Service Requested return. It was returned to my home office which is my return address. They charged 59 cents and now I have a new address.
