I’ve been a private banker at a financial institution and I have worked with a mortgage banker for a few years now.

If anyone has some tips or recommendations on getting started in that market, it would be greatly appreciated.

Looking forward to getting more involved in the Bigger Pockets community!

Hey - currently investing in Indi and have lots of thoughts. I think you need to define better what your goals/ideal tenants are. Hit me up in PM if you want to chat.

Hello to my new Bigger Pockets Family. I am a first time investor, well not yet. I am looking at buying my first rental property in next 30 days. I have been researching and reading forum posts for the past several months. I have been able to save up $75k to purchase my first rental. My goal is to buy my first rental all cash and then refinance to pull my cash back out in 6 to 9 months to purchase another rental. For my first rental purchase I would classify myself as risk averse. I have researched several areas in Indianapolis but have read that for investment properties in Indianapolis it isn't necessarily areas but can be street by street. I would like to net $150/month for my first rental. Is this realistic? Looking for advice on areas, neighborhoods,etc.. on where to focus.

Josh

Hey Josh - all the advice you are getting here is correct.  I would not fly in blind here with your first purchase - particularly if you are risk averse. If you want to chat sometime to strategize, feel free to PM me. I currently own 50 doors in Indi and would be more than willing to help you get started and connect you with my existing network to minimize your downside.

Best,

Nick

I have been using Ethiosity and Sterling and Alexa have taken great care of me.

He's very responsive and business like. His rates are tough if you are operating in the low end though (fixed per door vs revenue share).

I personally use Sterling David (Ethiosity) and he's been good to me on my 50 doors.

Also considering the potential investment opportunities for re-sale verse keeping it as a future rental property.  Thanks for your help and advice.

If I were in your shoes - I would probably end up renting (which won't be a popular position here). We do not know what the market will look like over the short term (3 years) and I think that tying yourself and your equity to a market you might not want to stay in doesn't make sense. Also - you haven't lived in Indi so you don't really know where you would enjoy living.

Do you know anyone who you've worked with and would recommend. Thank you so much for sharing.

Wylie Womack (inspector) and Josh Jenkins (contractor) are legit.
