My opinion is that you should house hack for a bit. You will learn a ton about being a landlord, how transactions occur, and how hands on you want to be in the future. On top of that, you can reduce or eliminate your housing expense.  It's a great first step.

How are you financing them? If traditionally financed, you should probably take possession in your name and then deed them to the LLC.

Do you have an aversion to creating an entity?

Hey - what items are you talking about? There are often pre-order bonuses if you buy directly form BP.

Zillow is kind of hard to find consistent data. Filter by apartments for one search. In another, you should look for houses and use keywords like “duplex, triplex, tri-plex, quad, quadplex, fourplex, four-Plex, mother in law, mother-in-law” etc.

 The lender kind of gets to dictate whatever they want unfortunately. That said - I’ve personally never heard of them needing the buyer to be present.

I’ve used local to the property title companies in the past. They can send out a notary to you wherever you are. Closed on >10 properties out of state and was never once present.
