I am going to start sending every " call back" from my direct mail an offer. I was just looking for a little insight from others that send written offers. I will still be going physically inspect the motivated leads, but I just want to start getting everyone an offer.

BP Nation, I'm getting ready to start making written offers, so I just have a few questions regarding the process. Is the offer basically just a purchase agreement acclaimed with some sort of an explanation of the offer? I just want the seller to understand my intentions even though it may be evident from the purchase agreement. Any other pointers regarding this topic would be appreciated. Thanks, Nick Thanks

@Rob Beland @Chaz Reid @Geoffrey F. @Antonio Coleman Thanks guys for all the feedback. To clarify, I generally love DFD and have found several leads this way, but I have also found no leads on some trips. I just don't want to bank on DFD. I have now purchased a second list, so now I can offset my mail campaigns every 2-3 weeks apart. My Buyers list is lacking, so I'll also look to start making regular visits to the county auctions. Posting ghost ads on Craigslist is also something I'm going to soon explore. Thanks again for the feedback fellas.

BP Nation, I have hit a lull since the wave of calls have stopped from my first mailing campaign. What are some things that you do to keep busy until the next scheduled mailer. I do a bit of driving for dollars but it can easily turn into wasted time. I'm just curious about what others are doing during this time. I have also called a few Craigslist and newspaper ads. Thanks

@Crystal Smith So should I stick more to averaging the actual $ values of the comps rather than there $/sqft?

BP Nation, I'm looking for a little input on calculating ARV. Is it a good idea to take the lowest, middle, and highest comp by square footage and apply that average to the seller's square footage? Are there any glaring holes with this method? Thanks
