BP Nation,

I have been scouring through forum threads and podcasts since joining tbe website last month,  but I have been doing so as a "basic" member. I am starting a strategic marketing campaign to find wholesale deals currently. I wanted to take my business more serious, and then I listed to a podcast with Jerry Puckett and realized I needed a Pro membership asap. Since upgrading yesterday I have added more " alert words" and my email  "dings" constantly notifying me of conversations going on about topics I'm interested in. The calculators are awesome as well. Just wanted to give some advice to folks who are on the fence about going Pro, just do it! Consider it an investment.

Happy Hunting,

Nick

@Jarred Black I completely agree with venting the excitement. I am also constructing a motivated direct mail campaign. I actually mailed out my first stack of letters to leads I gained through D4D. Such a great feeling watching those letters fall into the drop box at the post office. Good luck!!

@Chance Delome I know this is an old post but I'm newer to BP. Like most beginners I'm pursuing wholesaling. I'm strategizing for my first organized marketing campaign, and I'd love to hear of any advice you may have. I live in Breaux Bridge,  and I joined the BP Acadiana group. I look forward to hearing from you and possibly meeting up at the meeting or over lunch/coffee.

@Clint Dorris

Thanks for that information. My assumption is that the land may actually be more valuable on its own, but I don't know that just yet. I'll dig deeper into it. Thanks again.

@Michaela G.

Thanks for the help and advice. It's a somewhat rural highway out of city limits, so rebuild value is probably not substantial. I will dig deeper into land value in the area. I don't see a big desire to rebuild in this area, but I may be able to rent the land for mobile home use. If all the numbers make sense I don't mind holding onto the property/land, and just adding to my portfolio. Maybe use it as collateral later.

Guys,

I'm thinking a little out the box on this one. I have an old wood house on piers near my home that is slowly wilting away. It looks to my beginner eye that it is passed any point of return. It's just falling apart basically. Is it feasible to buy the property at a real low price, and put in the sweat equity to complete the tearing down of the home in order to gain the land value? Just curious to what thoughts are out there.

Thanks

@Robert Leonard thanks for the information. The property is actually in West Baton Rouge. I've briefly checked their tax assessor website,  so I'll try the method you suggested on their site.

@Jeremy Tillotson will do. If I get bogged down I'll reach out to you. Thanks again.

Thanks for the input. I'm working on sifting through tax information now.

@Jeremy Tillotson

Ladies and Gents,

I have a vacant property that I am interested in, but it has no address identifier (i.e. no mailbox, house #, etc.). It does not have very many properties close to it's location that could be used to narrow in on the address either. What are some options I can pursue in order to obtain the address?

Thanks for the help!
