What part of LA are you in? I know of a couple meetups in West LA and the SFV.

@Kyle Mitchell I know of a couple meetups closer to West LA that have multifamily investors. The Santa Monica meetup on Saturdays usually draws a pretty experienced crowd. Feel free to shoot me a message

@William Lu...if you're willing to venture into Ventura county I'm sure you could find a house hack that cash flows pretty well.

Let me know the next time you're in LA County- I'm based in the San Fernando Valley and always down to meet up for coffee/hop on a quick phone call.

@Robin J. Welcome to BP! I'm based out of LA and actually just sent out around $3k worth of yellow letters to the USC area- let me know if you're ever down here and we can grab some coffee/lunch/beers.

Might make sense to link up with @Armand Farr- he's an investor/agent based out of SF but we work a couple areas in LA that you'd mentioned.

@Siouxzie Hanes I second @CJ Berina....the SFV meetup usually has a great mix of investors and would be a great opportunity to bounce ideas around.

Personally, I like the Granada Hills area.

@Jason Young - at this stage, I think there is value in buying a list and getting started. It's really easy to get bogged down while searching for info and trying to pull #s. I've found quality lists for around $120.

I have some experience using GetFriday. Expect to do some upfront work to train any VA that you bring on- unless you're paying a premium you're going to need to be very specific about the tasks/methodology you expect completed.
